30 Contemporary Design Details from NYC Homes

Contemporary residential design is a fluid term for design that reflects current modes of living, technology, and, of course, aesthetics. These homes are designed in accordance with current trends, styles, and functional needs.

A contemporary home spans a broad spectrum of design, with interiors often featuring modern layouts that prioritize open plan, modern design, but can also tastefully incorporate certain traditional details. 

I am Jorge Fontan, an architect in New York and the owner of Fontan Architecture, a Manhattan-based architecture and design firm. At our office, we work on various project types, including all forms of residential remodeling and, of course, creating contemporary homes and apartment renovations. Let’s look at some contemporary details from homes we have renovated in NYC.  This post explores thirty specific, varied contemporary design details that we have implemented to create living spaces for our clients. All photos are from our projects.

 

Open Plan 

The open plan is a key feature of contemporary home design, providing homes an elevated sense of connectivity, flexibility, and light. By not implementing walls that were traditionally between common areas such as the kitchen, dining, living room, it creates a seamless flow, making the space space feel larger and airier. This design encourages social interaction, allowing people to easily engage whether cooking, watching children, or hosting guests. It also maximizes natural light, enhancing the home’s ambiance and visually linking spaces.

 

Neutral Colors

Going with a neutral color palette is a one subtle strategy for contemporary home interior design. A neutral color scheme offers a sophisticated and tranquil backdrop of whites, grays, beiges, and blacks to provide a clean design that allows for furniture, artwork, and architectural details to stand out. In order to avoid a flat one dimensional look layering of textures and materials such as warm woods, sleek metals, fabrics introduce depth and tactile intrigue, while maintaining a cohesive, minimalist feel. A neutral scheme is the most effective color strategy for achieving a subtle, calming environment.

The image below features a custom floating mirror with edge lighting from one of our recent NYC apartment designs. Mounted slightly forward from the wall, the mirror incorporates perimeter linear LED strips. This design achieves a striking glowing and “floating” effect that highlights the mirror’s form, instantly adding a sophisticated modern touch to the room.

 

Metal and Glass Doors

Metal and glass doors are a great addition to contemporary interiors, seamlessly blending industrial heritage with minimalist elegance. Their defining feature is the use of slim profiles paired with expansive glass panels, which maximize natural light and enhance the sense of openness. You don’t need to rely exclusively on traditional tiles for your bathroom design. For instance, waterproof plasters can be applied to create a sleek, monolithic aesthetic with a completely seamless, continuous surface.

 

Uplighting

Uplighting is a lighting technique that uses fixtures whose direct illumination is aimed toward the ceiling, which then reflects downward to fill the room with a soft, ambient glow. This method provides comfortable, diffused light, making it a valuable addition to contemporary interiors.

The photo below illustrates a gut renovation of a modern loft apartment where we enhanced the space by installing custom light shelves on the existing beams. These shelves conceal linear LED strips, creating a series of dramatic uplights that gently illuminate the living room ceiling with that signature soft, ambient glow.

 

Panel Ready Integrated Appliances 

Panel-ready kitchen appliances are a great feature for creating a sophisticated contemporary home design. These types of appliances offer a seamless, integrated aesthetic that prioritizes visual continuity and clean lines. Rather than having standard stainless steel or colored appliance fronts interrupt the flow of cabinetry, panel-ready models accept custom panels that match the surrounding millwork. The photo below shows a luxurious bathroom we designed using Travertine slabs. We applied the material across the walls, floors, countertop, custom sink, shelves, and niches. This extensive application results in an incredibly cohesive and sophisticated look, providing a seamless, high-end finish that is simply unattainable with smaller tiles.

 

Floor Patterns

Incorporating subtle details is an excellent strategy for achieving a contemporary design aesthetic, and wood flooring presents a perfect opportunity to do so. Moving beyond the simplicity of straight planks, you can use geometric patterns such as chevron, herringbone, or even custom patterns to introduce visual interest and a touch of the unexpected. The photo below illustrates the use of a hexagonal wood floor pattern in a foyer, which successfully achieves a truly sophisticated look.

 

Large Format Porcelain

Large format porcelain tiles are a great material for contemporary bathroom design. Porcelain when used in large format creates a sleek, minimalist aesthetic. The primary appeal lies in the sheer size of the pieces, which drastically reduces the number of grout lines required compared to typical small tiles. Can you spot the ventilation in the photo below? It’s discreetly located within the groove running across the top of the cabinets. This integrated feature is called a linear slot diffuser, which provides a much cleaner design element compared to standard grills and unsightly equipment. Contemporary homes require thoughtful organization and ample storage. I have never had a client complain that they have too much storage. A well-designed home should be neat and easy to maintain, providing dedicated spaces to put items away and find them easily when needed.

They are offered with a traditional metal grille or, preferably for a luxurious look, feature a recessed channel designed to seamlessly integrate the surrounding bathroom floor material directly into the drain itself.

In the accompanying example, a concrete-textured bathroom incorporates a matching concrete insert within the drain body. This versatile tray, however, can hold any material—most commonly tile—to create a continuous finish. Water drains efficiently through a subtle perimeter groove, and the top insert is easily removable for routine cleaning and maintenance.

 

Seamless Shower Niches

A well designed contemporary home is a result of the details; every element of the space must be thoughtfully considered and carefully designed to achieve a truly cohesive aesthetic. A critical area often overlooked is the shower, specifically the shower niche. We can elevate this functional space to feel minimal, modern, and luxurious by wrapping it in a single material, such as large marble slabs. Utilizing precise miter cuts—where edges meet at a 45-degree angle—allows the stone slabs to align with a clean, sharp finish and no visible seams. This sophisticated detailing is an exceptional way to enhance the overall design of any bathroom.

A dedicated home office has evolved from a luxury into a necessity for contemporary living, fundamentally changing how residents interact with their homes.
